Land Use Board

The Land Use Board is responsible for:

  • Reviewing proposed site plans prior to issuance of building permits (not for one- or two-family homes)
  • Reviewing proposed subdivisions of land
  • Hearing and deciding requests from property owners for variances from the Borough's zoning regulations

Meetings

The Land Use Board meets in the Community Center, 21-25 Union St. at 7:00 p.m. on the first Tuesday of the month for regular meetings and the fourth Wednesday of the month for workshop meetings. Meeting schedule is subject to change. Click here for the up-to-date meeting schedule.

Members

The Land Use Board consists of 11 members as follows:

  • Class I: The mayor or the mayor's designee in the absence of the mayor.
  • Class II: One of the officials of the municipality other than a member of the Governing Body, to be appointed by the mayor.
  • Class III: A member of the Borough Council to be appointed by it.
  • Class IV: Other citizens of the municipality, to be appointed by the mayor.
  • Two alternate members.

RESOLUTION REGARDING THE MEETING SCHEDULE FOR JANUARY 2022 THROUGH JANUARY 2023 AND DESIGNATING OFFICIAL NEWSPAPER

Resolution regarding the meeting schedule for February 2022 through January 2023 and designating official newspaper

WHEREAS, the Borough of Rockaway Land Use Board has considered the scheduling of the workshop and regular meetings for February 2022 through January 2023.

NOW THEREFORE BE IT RESOLVED by the Land Use Board of the Borough of Rockaway this 24th day of January 2022 that the following meeting schedule is adopted, with all meetings to be held Via Zoom Webinar and in person starting at 7:00 p.m.

The meeting agenda and any document that would be made available to members of the public in hard copy at the time of the meeting will available on the Borough’s website www.rockawayborough.org forty-eight (48) hours in advance of the meeting.

Public comments may be made at the time of the meeting or submitted in advance. In advance of the meeting, members of the public are welcomed to submit questions or comments by electronic mail or in written form. Comments submitted via email should be sent to buildingdept@rockawayborough.org. Comments submitted in letter form should be sent to Colleen Reardon, Land Use Board Secretary, 1 East Main Street, Rockaway, NJ 07866. All such questions or comments must include the name and address of the submitter and must be received by the board secretary no later than 4:30 on the day prior to the scheduled meeting.

RESOLUTION LUB #078
The Land Use Board of The Borough of Rockaway on June 6, 2022, adopted a memorializing resolution LUB#078 granting for a (D1) use variance relief to allow the subdivision and use of a portion of the premises at 70 Cobb Street located in the General Light Industrial District zone (GLI) to be developed with a single family home, and for a lot line adjustment to increase the lot size of existing lot 25, together with a (C) variance relief relating to improved coverage and minimum side yard, and subdivision approval. The applicant is Cobb Street, LLC and 16 Garden Ave, LLC. Address 70 Cobb Street, Rockaway, Block 14, Lot 31 and 16 Garden Avenue, Rockaway, Block 14, Lot 25. The Land Use Board of The Borough of Rockaway on January 24, 2022 adopted a memorializing resolution LUB#075 granting use variance relief to allow a change of use for two of three existing structures, including a landscape company with office, inside storage and flex recreational use space. The Land Use Board of The Borough of Rockaway on October 5, 2021 adopted a memorializing resolution LUB#072 granting use variance relief, bulk variances and major site plan approval to allow the demolition of an existing gasoline service station and retail sales component and the replacement of the existing facility with a modern, up to date gasoline station and convenience store.
